How Do You Find Note Owners?

Dalbey Education, Dalbey Education Institute, Winning in the Cash Flow Business

As the Dalbey Education Institute teaches, the key factor to winning in the cash flow note industry is the note. A note refers to an IOU that is given to the beneficiary from a payor. This is a contract that states that the payor owes the beneficiary a sum by a certain date, based upon their agreement. These notes could come about for any reason, though they are usually limited to real estate and mortgages.

As the Dalbey Education Institute explains, your success as a note broker will come from your own willingness to make a deal between an investor and a note owner. Your first step is to find a note owner, contact that person, and ask them if they would be willing to sell to an investor. There are plenty of reasons why they would want to sell, just as there are plenty of reasons why they wouldn’t. Therefore, a note owner is your targeted customer in a sense—someone whose mind is not made up yet and who could potentially help your business.

A note owner might want to sell because he or she doesn’t want to deal with a long-standing note and would rather have a short pay off. On the other hand, a note owner might not want to sell the note because he or she sees no advantage to selling it at a slightly reduced price.

The Dalbey Education Institute explains that there is a market for the note business—in fact, a billion dollar market. Banks and large financial institutions tap into this market and offer note owners the chance to sell their notes for a quicker payoff—which many take. This proves that note owners are selling and people are profiting from such transactions.

Now is where you come in. You can separate yourself from the cold and impersonal image of a bank and arrange for a note to be sold person to person, just like it is done in the real estate industry. You may have to do homework, by calculating the market value for the investors and the chance for profit for the note owner, but the rewards are well worth it. You can find note owner listings at the courthouse or online. For more information visit the Dalbey Education website.
